I am currently looking for new and innovative ways to advertise/market luxury real estate both nationally and internationally. I would appreciate any insights on marketing that has worked well for active rain agents. There are many print magazines and websites that are available for use (i.e. Luxury Real Estate , Wall Street Journal, etc.) but do they really work or is it just throwing money into a hole? We have a number of listings that I would consider high end luxury real estate here in Jackson Hole. Now is the slow season and therefore it is the perfect time for researching and developing new ways to reach potential clients. Thank you for any ideas you may offer!

The property below located on 12 acres boasts beautiful land near the Snake River amongst the cottonwoods. Custom log home, guest cabin and caretakers quarters make this a wonderful family destination. There is a seasonal stream through the property and wildlife abounds. With about as much privacy as you could ask for, the property also boarders the 105 acre Bar B Bar.

Lots of magazines, tight marketing budget? I went the upscale print route in the local market here in Scottsdale. Without I doubt it cost me more than I made. I defended the expense as "defensive advertising"...I look better making a listing proposal telling a luxury home seller that I would feature his home in this "Beautiful, Glossy, Hi-Concept" Luxury Publication.

Not working in the Scottsdale market where we have over 4.5 years of inventory of homes over $2,500,000, and seeing foreclosures increase in that price range.

National exposure? Buy the most recent copy of the DuPont Registry, check out the cities and areas represented by the advertisers, and google away...to find local publications in these communities to cater to the upscale markets. Mass media marketing is not where "it's at" right now.

Print is important as part of an overall marketing camaign. It is not the only place to go. We have written several blog post (213) on luxury marketing tips. Check out our blog on www.napaconsultants.com. join our community on linked-in, and start a discussion on ranch realty and what its like to live there and mention the listing to the community. We don't encourage posting listings without a story behind it. We have featured several agents listings on our blog, when there is a story, and our partners on www.languageofluxury.com have picked it up for their blogs, (Unique Homes, and Dupont). Our blog goes out on about 16 channels.

We also encourage people to expose their listings internationally using Proxio.com.
