Our company handles some of the finest land listings in Wisconsin, along with years with extensive experience in listening to what our customers are looking for.  From your first email or phone call to closing it is my goal to be the best real estate agent that you will ever work with.  I understand that I cannot help every customer that solicits my services, but it is my goal make you an educated buyer when you are shown that "right" piece of land.
   Feel free to email me questions that you may think of along the process of looking for the property. You can expect honesty and integrity from myself and the Erlandson Realty team and we expect the some from you.   If you have looked for land in the past please share some of your experiences with me.  I learn more hearing about what you may have "liked or disliked" in an agent or property than in any other thing that you can tell me.  Maybe there is a property in the past that you wished you would have perused.  Maybe you sold a property and are trying to replace it.  How many times have you had a friend or relative tell you of their good fortune or someone that they know of that bought a great piece of land for next to nothing?  How do you imagine they stumbled on that great piece of land?   Many of them met a real estate agent that listened to them and remembered them when the "right" property came along.  
  I thought you would be interested to see some tips of what others have told me where their keys to finding the right piece of land.
   Whether you are buying land for a Land Investment, Retirement, recreation or for other reasons, there are some basic things you need to know. The following are a few helpful tips on buying land and Land Investing.

1) Location: Is the land you want to acquire within a half days drive of where you live? This has a bearing on how often you will utilize or enjoy the property. It has been my experience that if the land is too far away it could be a burden rather than an enjoyable asset.

2) Land Quality: Depending on the reasoning for buying land, land quality could affect the price and future worth of your property. For example; land with qualities such as streams or rivers running through it, oceanfront land, lakefront land, land in the mountains, land with views etc. These types of land investments will probably be a higher end investment initially, but by the same token a better investment for future value. The lesser the quality of land usually the longer it takes to increase in value and less enjoyable along the way.

3) Access: You should always make sure that any land investment has good legal and physical access. Usually this involves a close look at the Title Report. As far as physical access is it accessible year round? Are the roads leading to the property maintained, especially if it is in mountains where snow and severe weather is a factor. Improving some of these conditions while owning the land could increase value.  Ask me how I can assure you of good access.

4) Easements: As with "Access" mentioned above it is important to check the Title report for easements that may have an affect on the worth and future worth of the land you are buying. If some neighboring land parcel has an easement through the middle of your land for their access this could significantly affect the worth of your property. It is not hard to check these things out if you know what to look for.  Title work is provided on each sell. 


5) Financing: It's the old saying "There are many ways to skin a cat" likewise there are many ways to finance land. Financing is usually a good way to go when you don't want to tie up all your cash. Finance the land and put some money into improving the property right out of the gate! It is a good way to create some immediate worth. I have found equity loans or vacant land loans are the way to go.  Never under estimate the advantage of a tax deduction.

Eric, I just stumbled on your post. The title intrigued me. I specialize in Land in the greater Los Angeles,CA area. I would recommend you joint the group everything related to Land and post it there as well. Go Army:))
