 DEFINE THE PURPOSE OF THE ROOM AROUND A  FOCAL POINT.   A fantastic view might be the focal point of a living room facing a lake or a great green space.  On the other hand, an architectural feature such as a fireplace or a bay window seat might be the focal point of a living space.  When there is not a unique feature or view, then a piece of furniture can stand in for the focal point.  For example, in a dining room, a dining table can be the focal point.  In a bedroom, the bed can be the focal point.  In a living room, a dramatic painting  may be the focal point. 

2.  Arrange the furnishings to be balanced in the room and proportionate in size to the room.  Most people have way too much furniture and need to pare down about 1/3 of the furnishings.  A neat solution for many rooms  is to float a piece of furniture out away from the wall, or at an angle.  Sometimes all that is needed to get beauty and serenity is to arrange the furniture in a more pleasing arrangement. 

3.  Add pizazz to the room with a pop of color or pattern.   On a sofa, use pillows to add color or pattern to add interest and pizazz. A little bit of red goes a long ways.  The best place to use red is in an  accessory. Using color as an accent in decor pieces and a similar accent or pattern can help lead the buyer's eye around the room and provide a coordinated feel in the home. 

4.  Fill in the gaps with plants.     Every room benefits from something green in the  room. Fresh live plants also add oxygen to the air.  Fresh plants add life to a room.  In vacant homes, silk plants are the next best as they don't have to be watered!   A plant can even stand in for a piece of furniture.   A plant can soften the lines of architecture.  A plant is the perfect fix to round out a sever corner.

5.  Stage the Photo Shoot!  Before you take photos make a walk through and get the rooms ready for photos by addressing furniture arrangement, any photo clutter, and the obvious no no's such as refrigerator magnets, trash cans, commode lid not down, etc. Look through the lens of the camera and see what you see before the photo shoot.

I am staging a home tomorrow...soooo vanilla....splashes of color are going to be added to the homescape...I know it won't even look like the same's a short sale and it will be great eye candy !
