Although many landlords complain that it's difficult to find good tenants, it's almost as difficult for tenants to find good, reliable landlords. A benefit of owning your home is that you do not have to rely on someone else when things go wrong. One of the most common complaints among tenants is that their landlords take forever to fix problems and make improvements. And when some landlords fix things, they do so on the cheap, so what they've fixed breaks quickly and often.
Good landlords realize that it's important to be responsive and to continue making improvements to their property. Not only will good tenants be attracted to the property, high-quality improvements allow landlords to capitalize on their rents and profits.
When you own your home, you're in the driver's seat. If something breaks, you can fix it at your own discretion and aren't subject to the whims of someone else. Conversely, owning your home means that, since you're in control, you also have to pay for any repairs, and you're responsible for hiring good contractors to complete projects you can't or don't want to complete yourself.
Another renter's pitfall is that there is always the possibility that your landlord will get an offer to sell the place. Once he or she sells the place, you can be asked to leave. Although your landlord will probably compensate you in some way if this happens, it's stressful and inconvenient at the very least. So, if you do decide to rent, make a practice of asking prospective landlords if they're planning on selling in the near future.
