The GOOD, the BAD and the INCOMPETENT Listing Agent

    Every now and then, things just get under my skin!  Those of you in Wilmington who know me realize that I'm all about fairness and when someone gets shafted...well it just doesn't set right with me.  I guess that's why I just can't listen to those country songs where "somebody done somebody wrong". 

    When a friend referred her son and his wife to me to buy their first home, I was so thankful!  I worked extra diligently and I truly feel as though I got them the very best deal possible.  The kind of deal that everyone walks away from after closing just KNOWING we all did the very best we can do! It gives us the warm fuzzies all over! Home Sold

    This same friend is divorced and her and ex hubby decided to the put the home and several acres on the market with a friend of "his" who is a Realtor.  It's an $800K listing. 

Yesterday she posted on Facebook that her heating system is broken.  She said it was going to cost about $1,000 as it needs a new compressor.  Money BurningWhen I told her to call her Realtor and ask him to call the warranty company to get it taken care of via the Seller's Home Warranty, she was hopeful.  When she asked her Realtor about it, he said he had never heard of a sellers warranty but he "would check on that"...

    To me, as a buyers agent...I have my buyers covered.  ALWAYS!  It's the career I've chosen and I have honed the skill until I can honestly say...I'M THE BEST BUYERS AGENT A BUYER CAN HAVE!  I haven't always been able to say that, and yes...I've made my own mistakes early on...I'm not perfect.

I don't yet profess to be the BEST listing agent...I will be the first to say a GREAT listing agent is in my mind a marketing genious and a true artist....and in saying that...I AM am still very much a work in progress! 

From the outside looking in...isn't it common sense to at least explain and offer a no up front cost home warranty to the seller upon listing a home? This is only paid for when and if the home is sold.  It can cost about $500, but looks great to a potential buyer! This is not only a marketing tool to help the home SELL, (as it transfers to the buyer when sold and is no money out of pocket for the seller to put this into effect at listing time) it's also financial protection for the seller against unexpected expenses when one of the systems break down.

    If this listing agent didn't know about the Seller's Warranty...I'm very concerned what else does he not know about.  It's really sad to admit it...but as in every industry...we have the GOOD, the BAD and The INCOMPETENT!Dunce

I always recommend seller's coverage when I get a listing.  Too bad your friend let her soon-to-be ex use his agent instead of you.

A LOT of agents don't know about seller's coverage/listing coverage via home warranty companies. :)

It is very good to know...as a buyer's agent we've even put in a contract that the seller obtain that coverage during escrow (as part of offering buyer a warranty) and pay any service fees--so we can have any repair work done without a hiccup.

Good for you Lorrie!  Candice, it's funny that the last three buyers contracts, I have written the warranty for the buyer's coverage (and the sellers have gladly paid for it) and for less than $100 more the sellers could have had full seller's coverage.  I'm just amazed that the majority of listings in our market do not have it!
