Sometimes you CAN just put a sign in the yard

You've heard that bad realtors just take listings, put a sign in the yard and collect a commission if the house ever sells. Well I am a full service realtor with a list of 25 things we do to market each listing we have. I just got a bit of great luck last weekend on a listing I bought a special banner sign for because it backs to a busy street. The banner didn't sell it- the sign out front and an agent mistake were what did it.

I got a call on Friday night from an agent who said "I did something really stupid." That usually scares me quite a bit, but it was a good thing. She had made an appointment to see the house two doors down from mine. We both had signs from the same real estate compnay. She didn't look at the address closely and ended up in my house with no appointment. (This is my most meticulous seller so it is a miracle and good fortune that she was not home). The buyers fell in love with my client's house and wrote an offer that was very good in this market. My seller pretty much accepted it right away.

Now the bad news is that the agent who accidently went in my house called the agent of the house she was supposed to be showing. She told that agent she had written a contract and mentioned the address on the disclosure in the house. The other agent said, "That is not my listing you are in." Then the agent writing the contract called me. It is sad because I would hate to be that other agent and think I had an offer I didn't have.

The moral of this story is that sometimes we get lucky breaks and we have to remember them when the bad stuff happens because it inevitable does.

To use a sports analogy, it was a 'gimme'. Isn't it nice to get something handed to you to make up for all the times and effort spent on listings that languish for months and still don't move?
