Brokers' Caravan in Barre, Vermont

10 new listings might not seem like a lot in some markets, but here in Barre, VT it's a good showing for what's supposed to be a down year.

The Barre Caravan is the second Tuesday of each month, and is a wonderful opportunity for sellers to have their houses showcased and previewed.  They have to be new listings (and switching from one agency to another doesn't count--nice try!), although if a house has been off the market for some time, and comes back on, it can be on the caravan.

It's a chance to have many of the local agents come through, hear about how great the house is, get feedback, and--dare I say it--get some buyer activity.

Now, the feedback isn't always exactly accurate.  At one Barre caravan this summer, the other agents in my car picked one of my listings as the best value, and the one likely to sell first.  They were wrong (about it selling first).  Oh well.  C'est la vie.

Our office has two of the 10 listings on this month's Barre caravan, and both Charlie Clark and I are excited to get to show these houses to as many agents as possible.

On a professional note:  how the heck can an agent do an accurate job with market analyses if he or she hasn't seen all the listings?  Caravan's a great way to do that.

Plus, sometimes there are snacks...

Ray....we have town tour once a week.....every thursday.....there are usually around 30 agents who show up and one home always has either breakfast(if it's the first home) or lunch(if it's the last one)......there are usually 6 or 7 new listings on every week.

Barbara--Yeah, we operate on a smaller scale in these parts.  But still, what a great way to prepare some accurate comps.  BTW, thanks for subscribing to my blog.
