I've been seeing articles lately indicating that home sales are starting to pick up. Good News! Still, if you are trying to sell your home, the current market remains challenging.
To get the best price for your home, it has to look better than all the others out there.
I talk to people all the time who are looking for a "deal". They even say they want a "fixer upper". But, one person's idea of a fixer upper is another person's nightmare. I met a prospective buyer once who defined a fixer upper as needing PAINT. If all it needs is PAINT that is NOT a fixer upper.
Right now the market is flooded with properties. There are a lot of foreclosures that the banks are willing to sell at reduced prices to get the homes off the books. With all the homes on the market right now the home that looks the best and is the most "homey" has the best chance of being sold. Buying a home is an emotional purchase where the buyers "fall in love" with your home and they may be willing to pay thousands more than another home of comparable size.
Now homey doesn't mean cluttered and over "decorated" or full of personal items. It should be clean, airy, bright and inviting. Your home should smell good - this is a good time to bake an apple or pumpkin pie on a regular basis! A place where they can see themselves moving right in.
Most buyers will choose a house that is move in ready over one that needs work.
