Home Staging = Faster Sales and Higher Prices

As an ASP (Accredited Staging Professional) I have committed myself to learning the art of staging and how crucial staging is to getting a listing sold faster and for top dollar. The ASP designation is the only nationally recognized home staging designation. Due to the staging popularity on TV, many sellers feel that staging is a fad but in fact it is a reality proven time and time again.

Here are a few misconceptions on staging.

  • Staging is Decorating! ....Staging is NOT Decorating or Interior Design. Decorating is a personalizing of your space to make it feel good to the home owner. Staging is the complete opposite. Staging is de-personalizing the home to make the house feel more appealing to the un-known buyers. The goal is to declutter the space because clutter eats equity!
  • Staging costs too much! .....False staging is an investment to get the house sold and is often much less than a price reduction. The longer the house sits on the market the less it I worth. Why not invest a little money upfront and get the home sold faster.
  • All I need are lights, cookies and soft music! ....False these are all good things to have but this is not staging. Staging requires a professional and objective assessment of your home's strengths and challenges, a developed action plan and solutions to help buyers get emotionally connected to the house.

Many sellers are reluctant to have their home staged but it is a must. Here are a few phrases I use to help my sellers understand the value of staging. 

  • The way you live in your home and the way you stage a house to sell are two different things.
  • When you go to sell your car you take the time and expense to detail it right? As your most valuable possession, why not detail your home too?
  • Remember clutter eats equity! You are selling your house not your incredible possessions.
  • Staging can be done by using your existing furniture and accessories in the right quantity and combination. Often times you don't have to purchase a thing except boxes and packing materials. Think of it as early packing for the big move.
