Traditionally, the December/January time of year marks the dreaded slow-down in the Real Estate market. We do, however, have to realize that if potential buyers are calling to schedule viewings, they are going to be the most serious of buyers.
During the Holidays, humans are typically more time-bankrupt and financially burdened then at any other time of year. So, if they are making the time to look at a property for sale, chances are they are in a situation where they HAVE to find one to purchase...PRONTO.
Also, if they are making the effort, setting the time aside, and committing to come out and view the property, we can pretty much guarantee that they have their financing already in place. They are pre-qualified, serious, and ready.
But, these buyers are still scrupulous and careful. There IS still a great market during the holidays, but it is definitely more competitive. This is what makes it even more important that the property you have listed is standing out, showing flawlessly, and has been photographed professionally.
Again, but more importantly now during the Holidays, people don't have a lot of time on their hands, and will not work harder than they have to in order to make a huge purchase decision. So, if a property is cluttered, full of huge distracting furniture, or has been photographed poorly, buyers are not even going to bother pursuing it.
Teaming up with a Certified Staging Professional can guarantee the Realtor(R) will be conquering her/his competition during the holidays, selling more listings, and putting more money in their pocket. Of course having a partnership with a CSP(TM) gives you an advantage at any time of year. But, just imagine not having to work as hard the rest of the year, all due to making extra sales during a season where there is little movement.
Also, important to remember. This time of the year is probably the most telling time to hold an open-house. You can rest assured that anyone attending an open-house is, indeed, a serious pre-qualified buyer, possibly with a quick possession intent. Open houses may bring less total people, but, due to the craziness of this time of year, the quality of the attendees will be sure to outshine the quantity. We have huge potential to have the most fruitful showings at this time of year, all with less work involved. We need to stop assuming that "no one is buying right now, an open-house would be pointless". Instead, take advantage of the possibilites and opportunities here.
We are now viewing the "Holiday Season Buyer" as a lucrative and un-tapped market/niche. If we jump in there now, with both feet and hands, Professionally Stage our listings, take remarkable photos, hold open houses during proper times, and be very available to our clients, we can potentially rope in 2-5 sales during a time where most Realtors(R) have none.
