Hiring "your" home inspector..

First off I wanted to wish each and every one of you a good day and I hope that this finds you and your family  having a very Happy Holiday Season. 

How should one go about hiring the "right" inspector?

Lets name a few:

There are many sources to find a home inspector from real estate agents, mortgage brokers, friends, family, the Internachi web site and the yellow pages to just name a few.  So now you have a list of names or a name and you are ready to schedule your appointment. But wait, lets ask our potential inspector a question.

"Have you every had a problem or an opportunity with a client or real estate agent? If they answer no then do not hire them as they have already started to lie. We are not only inspectors but in the people business. We cannot make everybody happy 100% of the time especially if we have been in the business any length of time.

Don't base your decision just on price. The cheapest inspector might not give you all the services that the next highest inspector does.

Being in business for a very long time may not mean much if they only inspect homes on a part time basis.

Do they tell you that "after we/I am done we can also do the repairs. Sounds like a conflict of interest and most states do not allow this.

Ask how long does it take to do the inspection and are they the ones coming out to work the job?  If they say they are going to be done within an hour or so perhaps it would be best to move on. Even the smallest of homes should require more then an hour.

Last but not least, when buying or selling your home DO hire a home inspector that is a member of one of the state recogized inspection organizations such as InterNACHI.

It is a shame that SOnny Vetoed the Bill that would require liscening of inspectors. We really work hard as Realtors to find good ones

Charlie,

Having to be licensed as is required in  my neighbor state South Carolina I have found does not improve the quality of the home inspection nor the home inspector.   I think what improves the inspector and the inspection is that all parties involved understand that the inspection is based upon a period of time and to communicate that information to the client that is honest and informative an in such a manner that the client fullly understands the condition of their home. The inspector HAS to do a though job and write up what he sees at the time of the inspection by same token he should not infer information that he does not know about nor should he take sides with any of the parties involved incluing his client. It's insane that someone with years of experience has to compete with inspectors who just entered the business.  But, people are so frugal these days.  I always check people out before hiring them, but some people don't.  If you really have the experience, it pays to reflect that on your web site or other marketing material.  Happy Holidays!
