My First BLog EVER!

WOW! Time has flown by this year.  I never thought I would start blogging.  As an appraiser, I spend 6 - 15 hours a day on a computer, filling out apprasial reports, the last thing i want to do is sit and do more writing.  However I see the benefit of this blogging, and I am willing to give it a try.  The real estate market has been crazy here in Los Angeles and all over Southern California.  There is nothing new in this comment.  And from an  appraisers point of view, I rather like the wierdness of the market.  It keeps me on my toes!  There is never a dull moment in any appraisal I do and each appraisal is becoming more and more different and educational.  Some neighborhoods are showing continued growth and have multiple offers over asking price, while others continue to see a reduction in asking prices.  How does one start to appraise in such a wierd market?  Appraisers will give you many different answers as each appraiser comes from a different background, education and varying levels of experience.  Trying to find comparables that support sales prices either at asking or even over asking price is tougher than ever! The real estate market has been stable so long that there are limited sales to be found.  In neighborhoods where there are significant price reductions, it requires more research and analysis to find fair market value.  That's a good thing!!!!  More research of the market means better appraisal reports - hopefully! - and more supportable data!  

Living here in Altadena, is a great central location for appraising in Los Angeles County.  I am close to the 210 Freeway which heads up into the upper valley and desert areas, and close to the 134 Freeway which leads me into the hollywood and the lower valley, and the 5, 110, 710, 605 Freeways, which lead to downtown and the rest of Los Angeles.  When I first moved here about 5 years ago, I thought is was too far away from the city.  Now I love living here.  Close proximity to everything, and with the amount of driving I do for my appraisals, it beats having to drive into hollywood at the end of an long day on the road.  Altadena is a very eclectic community.  Large estates,  historic homes, great outdoor activities, a community thriving and growing.  

I look forward to more blogging, and seeing what I have to say on a regular basis.  And I look forward to reading other blogs for either inspiration or for comments.  This could turn out to be fun.
