Take that HVCC-Fighting the Appraisal War and Winning

By
Real Estate Agent with Integrity Real Estate Group

Santa With Christmas PresentsOver the course of the this year as agents lamented the HVCC changes my listings quietly went to closing with no problems.

This week one of my new construction listings hit the dreaded appraisal snag.  The original appraiser consider that the sales price for a water view unit with a big balcony and upgrades was worth the sales price of $370,000.  However three desk reviewers disputed the value and were trying to push a lower value.

The first phone call came from the original appraiser asking me for additional information to make sure he hadn't missed anything in his report.  Then the second call came from one of the desk reviewers who asked about price changes, location of various units in the building and concessions.  The final call came from the "head" desk reviewer.  Answering most of the same questions and more I began to have a sinking feeling in my stomach that the dreaded appraisal curse had finally hit.

This morning the buyers got a clear to close with the contract sales price.  I've managed to shake the dreaded appraisal curse once again.  With only two more closings on the schedule for this year and only one of those with an outstanding appraisal I'm starting to feel a bit cocky.

Thanks Santa for another great present under the tree!

Oh no!!  Don't feel too cocky . . . it's a Peter Principal, or Murphy's Law . . . something like that.  But the last one . . . well, knock wood!  ;-)

There's still hope that HVCC will go away, although the industry would still take some time to recover.  Some say it's here to stay, I doubt it.  If it does stick around, the AMC's are eventually going to raise their fees, then everyone will realize the full effects of it.  Many lenders are already hiring in-house appraisers, so they can have more control.

Gregg-I've been very fortunate this year.  I don't overprice and I don't have sellers who get greedy when there is a bidding war.  I'm sure next year will bring another set of opportunites :-)

You ARE a lucky dog.  The good news I have is; I didnt lose a deal from a bad appraisal.  But I did have to give CPR to a couple of deals to make them happen.

Hi Cindy...Wonderful news.  I had problems with two appraisals, appealed both and got them both revised appropriately.

Wishing you the same success in 2010.

Carra-I know I shouldn't count my blessing to early but from the posts I've read from other agents I wonder what I've done to be so fortunate.

Kate-congratulations to you as well.  I think not over-pricing and not going crazy on multiple offer deals is part of a successful strategy.
