Is your House a Top Ten Best Value?

Here are some characteristics that would put a house on my Top Ten Best Value List:

house with sunflowers$/SQF for the neighborhood: Price is probably the first criteria for most buyers, but is only the starting place.  If yours is priced just below comparables, it becomes interesting, and if other aspects are in order, it's a candidate for the list (and probably multiple offers).

Location:  Convenience to shopping, schools, offices, major highways, etc.;  Quiet, well-kept residential neighborhood; Good school zones; Low crime area

Condition:   Roof, structure, appliances, water & sewage all in good working order; no major repairs needed

Curb appeal: pleasing architecture & landscaping.

A house requiring cosmetic updates would still make my list as they are relatively easy to resolve with a little elbow grease, often a small budget and some imagination and creativity.  Sellers would do well to have the basics in order and then consult with an expert on tips for turning their home into a best seller.  Major renovations may not be necessary and should be done cautiously.
