My colleague and friend has been talking about this subject for a while.  She said that people who are looking for San Pedro CA real estate today just want to challenge everything their Realtor says.  I am not sure if that is true just of San Pedroens or if that is true across the board of all buyers in today’s marketplace.  If I was in the market and I wasn’t a Realtor, I would probably have a hard time knowing who to trust.  I mean your Realtor tells you one thing, your friend tells you another.  Then you flip on CNBC and they are saying something else.  Then you open the San Pedro CA newspaper, The Daily Breeze and it says something else.  It is confusing at best and so of course you are right to challenge it.  

 

In San Pedro CA, real estate is a phenomenal value! Maybe you grew up here and prices were so over your head you didn’t think you would ever be able to buy a home in our town.  Maybe it made you sad to think of leaving San Pedro CA and having to buy in an outlying community like Long Beach, Torrance, or Lomita because you might at least be able to start there.  But, hey your family and friends are here! Why would you want to live anywhere but San Pedro CA?

 

So maybe when the prices were sky high you just said, forget it!  I’m not leaving Pedro!  I will just rent until my financial situation improves.  Well, with prices being what they are and interest rates making your payment manageable now is the time!! If you want to live in San Pedro CA and purchase a home here, it’s time to sit down with a real estate professional and figure out your next step. Did you know that an FHA loan only requires a 3.5% down payment and all of that can be a gift from a family member?  Did you also know there are programs that can lower the actual down payment to just ½%!!??

 

Just because you challenge whether now is the best time to buy a piece of San Pedro CA real estate, doesn’t mean the answer will change for you.  It is the best time and I hope you will think about taking advantage of this market! It is the market that can make your dream of owning a home in San Pedro CA a reality!

Wendy-Wish I had a crystal ball but we won't know until we have passed this phase.  I've read about values in CA and it seems that home values are at incredible prices compared to 5 years ago. I think it would be tough to make that challenge in CA. The question is will they continue to come down. The west coast is always the trend setter so I'll be looking that direction for the movement.

That was everyone's concern for a long time.  But even telling a buyer that if a property went down 2 to 3% after their purchase they would make it up as the market recovered and that they should hold the property for 5 yrs and not buy unless they thought they could was a challenge.  The fact is now here in LA County, homes are flying off the shelves IF they are priced right and in decent condition.  We are seeing multiple offers over asking prices.  Buyers are out there in droves now!  They KNOW this IS the time!!  :-)  Good luck to you!  I am sure it won't be long before it happens there as well!
