What an opportunity! The real estate market in Palos Verdes Estates has never seen so many foreclosures. The good news for buyers looking for the “deal of a lifetime” is that there are about 65 properties that are currently in varying stages of foreclosure…Preforeclosure, Auction, or Bank Owned (REO). For anyone looking for a great home in a prime location AND at a great price, a house in foreclosure can be the best deal around. This is when the bank is willing to take a hit to avoid losing more money in the long run.
Once an owner fails to pay on a mortgage for 3 months, they are served with a Notice of Default. At this point, there is the option for a short sale. With bank approval, you may be able to buy the home for a really attractive price to avoid a formal foreclosure.
If there is no short sale, the home goes to a foreclosure auction. Buyers can get some GREAT deals well below the value of the home, but there is a caveat. The buyer has to pay AT the auction, and in CASH or CASHIERS CHECK.
If no one bids on the home at Auction, the lender (i.e. bank) will take back the property (Bank Owned) and have it sold on the market. The downside is many of these homes are listed right at or slightly below market value. The upside is that by this point, the lender has taken over responsibility of the home. Now they are required to pay the taxes and upkeep, which can be costly…meaning the lenders are often motivated to sell it quickly, and buyers may have more leverage to negotiate.
