The intelligent answer from me after 26 years of experience is, "I haven't got a clue." This market is all over the board with highs and lows and not enought comparable solds to give a value. I realize buyers want their real estate professional to answer this and other questions about values. I have to be honest, and the honest answer is that I really don't know.
I can, however, use my market expertise to help out a lot with letting the buyer determine what he feels is a good offer to make by showing every active listing the buyer wants to see and by providing comparable solds such as an appraiser would use to do an appraisal. I can also provide graphs from the MLS to show what price ranges are selling, days on market, etc. Basically, I provide the information available, so the buyer can determine a value they want to pay.
