With the tax credit of $8,000 and now this program in place as well, you may only need about 1% down and the rest could very well be taken care of with this program!  In example if you purchase a home for $350,000, you may only need to come up with $3500 to move into your own home in San Pedro, California! Wendy very valuable information. Hope this helps the buyers that are strong financially with jobs and credit. My only concern is if they can not put any money down, what happens if they have an emergency or a lay off?

Agree - great information. First time buyers and assistance programs are one of my specialties, and I often find it astonishing how many real estate professionals and loan officers have NO IDEA this stuff exists, it's like a myth to many people. Way to go!

I've been able to offer my clients a state grant for 3% of free money.  On FHA, I have a buyer closing right now and after all said and done he's only coming in with about .5% of his own money! This is pretty much as good as it gets for California buyers! This is for existing home owners and first time buyers!

Yes Paul!  That grant is out there...but the area and the property have to qualify.  I'd say that yes indeed, with interest rates as low as they are and home prices at least 50% less than what they were in 2006, THIS IS AS GOOD AS IT GETS!  Buyers!!  Make your move while you still can get a lot of bang for your buck!!
