I recently wrote a blog on relationships in business and questioned if indeed we are in a relationship business...yes of course we develop relationships by the natural interaction between two people - good ones and bad ones.

This blog takes the concept in a different direction - maybe even a different level.

Are we Real Estate Sales People?   Or... are we Real Estate Marketers?

The prime job description of real estate agents today is not one of a salesman.  Times have changed from 30 years ago when people in the real estate profession were truly in sales.  I read a blog written by Jay Beckingham titled "SALES! It's not a dirty word!"  That blog triggered me to write my opinion on the topic. 

This is the age of marketing.  The key to success in this business is making the phone ring, or receiving an email message from a potential buyer or becoming the recipient of an Internet contact.  Our business is hard core marketing.  Unless your phone rings, you will not sell anything.  We are marketing agents, first and foremost.  We market ourselves and our products through Active Rain.  We use Active Rain to give us prime placement on the Internet.  Active Rain is the prime source of referrals for many.  Marketing is the key to success today.  Selling is a task that is secondary and can occur only after the marketing has been successful.  The real estate profession today requires us to be marketing agents....blog away!!

I feel marketing and sales go hand in hand. Marketing without a goal or intention is a waste of time and money. Sales without marketing is not likely to happen. I don't think it is an either or situation at all. It is a healthy balance between the two. My humble opinion...

In this market more than ever it's about cross promoting in all avenues including the task of selling.  WE are the product we're selling, so during showings with buyers, I'm looking for a couple of opportunities to mention referrals.  During listing maintenance I'm checking in and reminding the sellers to refer me.  I think my "rapport based" selling technique helps reiterate to the client that I'm truly looking out for them FIRST which is a much better incentive for them to feel comfortable referring.
