New Construction Homes for Sale at Quail Pointe near Moonlight Beach
Buyers in the Encinitas real estate market interested in something brand new should consider the new construction homes at Quail Pointe near Moonlight Beach in Encinitas, California.
New homes have been rare in Encinitas in the last couple of year, with several planned small communities in the Encinitas real estate market put on the back burner due to builder issues (e.g., Barratt American declared Chapter 11).
One interesting note - the new community at Quail Pointe WAS to be built by Barratt America and was beginning construction almost 2 years ago. Quail Pointe is now being built by Far West Industries, a well known Orange County Builder, and the first phase is available for sale (1 home has already sold).
Prices are substantially less than what was projected for Quail Pointe in early 2008.
Located across the road from the very popular Sunshine Gardens Nursery and, my fave bakery, Elizabethan Desserts, the new homes at Quail Pointeabout ½ mile to downtown Encinitas and the fabulous Moonlight Beach.
Quail Pointe is a small, ungated enclave of just 12 homes, being built in 3 phases of 4 each. There are both one (rare) and two-story homes ranging in size from about 3200 SF up to a little over 5500 SF, with 4 bedrooms, 3.5 to 5.5 baths, formal dining and living rooms, family rooms (some models have a den), and 3 car garages. The list of stand finishes and equipment is quite impressive and more than you usually see in new homes built in the area (I have a complete list) including GE Monogram appliances.
Prices for phase one range from $949,900 (single story) to $1,084,900, and lot sizes are generous - 9131 SF to 13,635 SF. Landscaping is not included except in 1 home (being used as a model but ready for purchase).
HOA fees are about $246.50/month (currently) and total property tax plus Mello Roos is about 1.2% (low compared to some new subdivisions).
These wonderful new construction homes in Quail Pointe will be ready for occupancy within a typical escrow period of 30 to 45 days. Phase two will begin once 2 phase one homes are sold, and are expected to be available in May 2010. Encinitas real estate market buyers no longer have to buy resales. Don't miss out on your opportunity if these suit your style and budget.
