While there are many understandable reasons why a home seller would request this, we make it very clear that they need to be gone during a property showing.

Objections Are A Part Of the Home Selling Process

What many people (who do not sell for a living) don’t understand is that buyer objections are the real start of the selling process. They are an absolutely essential requirement to a successful home sale and without them, we are not likely to sell the home that we are showing.

It’s the introduction of an objection that can spark a flow of information that can help us further qualify a sales opportunity and better understand the needs and current motivation of the home buying prospect. For this reason, we work to embrace and understand the true objections the home buying prospect might be considering.

Totally agree. When I show the homes of "do it yourself" sellers (pay for an MLS listing but basically get nothing else) they are often there (more than sellers that hire an agent) and invariable talk waaaayyyy too much. Drives the buyers nuts and they just want to run out the door. If they were used to it it would be one thing but since most of the time the seller is gone, it makes them crazy when they are there.

I agree completely!  When showing numerous properties to buyers, you can clearly see their demeanor change from one showing to the next when the seller is present.  The time spent in the house is drastically reduced.  They are unable to 'see' the house when in this state of mind, they just want to get out and move on!

No one wants to say something remotely negative about a home with the owner present!

I find that a LOT of short sale families in Clark County, WA stay in the house. They really don't care if the house sells, so they couldn't care less how it looks or if the buyers like it.

Thanks Jane. I understand why sellers want to stay, I just don't understand why the ones that have hired REALTORs haven't been trained to "split the scene."
