This Seattle home stager has some excellent advice for home sellers.

Also, when my Buyers find a home they like, I like to sit down there and discuss a possible offer. So Sellers of vacant homes, at least stage one or two rooms - a living room to discuss the offer, and a dining room table to write notes or possibly a contract!

During these cold, dark winter months in the Seattle area, it is important to welcome prospective buyers to your vacant home.  The exterior lights should be on timers so they are on at dusk and off at day break. 

Interior lamps (not overhead lights) should also be on when it gets dark outside.  We suggest leaving the lamps on 24/7 or put them on timers to go on around 3 p.m. and off about 10 p.m.

Buyers will often drive by your listing prior to scheduling a tour.  If your house looks warm and inviting, a positive first impression has been made.

And remember...keep the temperature comfortable, no lower than 66 degrees.  A cold house will send buyers fleeing back to their warm car!

Lori-I agree. A cold (or extremely hot) house is a turn off for buyers. Extreme temperatures make it hard for a buyer to enjoy walking through a home and they are more likely to rush in and out to get back into their cars where temperatures is more comfortable. Also as it gets dark quicker, an overhead outside light is a nice for agent fumbling with lockbox and keys.

Make a house 'feel' like home with the warmth of light and heat. Furniture in a vacant house also provides a 'sense' of warmth. Practical and appealing. Great post Lori.

Thanks for stopping by every one! I was showing houses last week and had to retrieve my flashlight from my car to be able to SEE my keybox display key - just to GET INTO the house. Vacant home did have electricity on, but it was darn cold -- needless to say, we didn't stay long.

Jane - the longer you can get Buyers to linger there, the more it will feel like home to them. So, yep, stage AT LEAST one room in vacant homes - and a card table does NOT count as staging!  :-)
