William James Walton, Sr is an active rainer on this site and wrote a very interesting blog on sellers being home when he shows the house.
I agreed that on one side of the coin the buyers feel very uncomfortable viewing the property because they are fearful of offending the sellers in some way asking questions, and are unable to talk openly about their likes and dislikes etc.
On the other side of the coin there are buyers who don't mind the sellers being there because then they can ask them questions and get immediate answers to things that they thought of off the top of their head instead of waiting for us to get back to them with the relayed information.
One Realtor commented on a time when she did an open house, and when she arrived the homeowners were there, the husband just came out of the toilet and the wife was lounging on the sofa looking bored, one sure fire way not to sell your house.
I moved from Florida to Colorado, then back here to Florida (to stay), and when we sold our house in Colorado we left for the time of the showings. My son was only 6 months old then and we had to throw all his toys, walker, jumperoo, everything in the back of "the enemies" my husbands truck and take off in my car for the length of time of the showing.
So i am going to get to the point of this blog now, because the Realtors comment on Williams blog made me remember the time we had our house on the market. On one occassion, we came back after a showing and i was extremely mortified when i went to the bathroom myself to discover my nose make a sharp turn up and my tummy do a flip, because, the enemy had used the toilet before we left and it smelled like something crawled up his butt and died, i was so mortified i didn't even ask the Realtor for the feedback. How do you handle a situation like that? to have such a nimrob for a husband not to realise what he was doing. LOL.
Needless to say they didn't buy the house.
