So many people are talking about the real estate market with many varying opinions.  My opinion, buy, buy, buy.

It is currently a buyer's market. Some may disagree, because we are having bidding wars on many of the foreclosure and short sale homes on the market, but I look at it a little different.  Yes, technically when you have multiple bids it could be considered the seller's advantage, but if you are the buyer and you really want the home, you can afford to bid up as much as ten percent, in most cases and still get a better deal then you would have ten years ago!  So really who's market is it?

Arrowhead Lakes is where I reside and I must say the deals have never been better.  If you were looking at Arrowhead Lakes homes in 2006, you would have been paying as much for a vacant lot then you would pay for one of today's Arrowhead Lakes homes. 

Arrowhead Lakes homes sales have flattened out over the last few months and I anticipate they will stay where they are plus or minus a few percent for the next 4 to 6 months.  What I don't expect to see is any more dramatic drops like we saw throughout 2009.  Arrowhead Lakes homes are at an all time low and now really is the right time to make your move.

I have lived in both Scottsdale and Glendale and I have found in my experience that they both offer many of the same amenities and I would not rule out either area.  However, that being said, you simply can't buy as much home in Scottsdale as you can in Glendale.  If you find a comparable neighborhood in Scottsdale, as Arrowhead Lakes in Glendale you will find the Arrowhead Lakes homes are going to run about 20% to 40% less for the same house in the same type neighborhood.  No, this is not an exaggeration, it really does cost that much more to have a Scottsdale zip code.

Below on the left is a 3,350 s.f. home in Arrowhead Lakes, Glendale and to the right is a 2,450 s.f. home in Grayhawk, Scottsdale.  They both are very well appointed and have mature landscaping with pools.  The kicker, The Arrowhead Lakes Home has 900 additional s.f., lower property taxes and sold in Oct. 2009 for $275,000.  The Grayhawk home in Scottsdale also sold in Oct. 2009 for $415,000.  That's a smaller home by 900 s.f. that cost approximately 30% more.  The cost difference is actually higher if you consider the extra 900 s.f. in the Arrowhead Lakes Home.

So you can see, unless money is not an issue, and for most people in this economy it is, the obvious choice is to go with the Arrowhead Lakes Homes.  Apples to apples it's a best buy for the buck.
