We get many calls and emails every week from Owners of homes in the Payson area. We find ourselves answering the same questions many times. Here are a few which I answered several times this week:
Can you rent my furnished home?
No. We don't handle furnished rentals. Why, you ask?
1) It would involve very detailed inventories and get very expensive for the Owner, as we couldn't "donate" our time, it would also invite disputes between Owner and tenant.
2) A tenant is not as likely to "fly by night" and leave owing you if they have to move their furniture out.
3) Most "good" tenants will have their own furniture, will WANT to use their own furniture, and won't want your things.
Can you rent my house for a) weekends b) a week or two c) a month?
No. We don't handle short term rentals. Why not?
There just isn't that much call for it (MAYBE for 3 or 4 months in the Summer), it would be harder to get an adequate deposit and deal with utilities, laws may vary depending on length of stay, and we are just too busy with long term rentals (our area of expertise) to want to bother. Sorry.
Do you do commercial property management?
Not generally, what do you have?
We have, we might, but we have to tell you that there is a LOT of commercial space available in Payson right now. I mean A LOT! So be prepared to offer a very good price and some enticements to prospective tenants if you really want to fill your commercial space.
How's the rental market in Payson?
Right now (Thanksgiving to New Year's) it is very slow. But in general, it's not bad.
We manage over 100 residential properties. We have about 15 or so vacant right now. Low end to mid range properties aren't too hard to fill, but the higher the rent the harder it becomes. Many of those houses which aren't selling are now on the rental market, so prospective tenants are "shopping around". Be prepared to have your house in top shape, and to offer a good price and terms.
