"Could you please meet my clients and show them your listing?"

By
Real Estate Agent with CENTURY 21 Preferred

SERIOUSLY!  You've got to be kidding me, you want ME to meet YOUR clients, let them in MY listing, show them around....WHY?   Because you've sent them out on their own to shop for homes, because it's too far for you to drive, you're too busy, or simply too LAZY!  Oh, and if they find something they like, they're to come straight back to you to write up an offer?

ARE YOU KIDDING ME!  Do you really expect them to have loyalty to you just because you've been working with them for 3-4 months by only sending them out on their own to find their next home....REALLY?

Why would you do that to your buyer clients?  It makes me think that you really don't care about them?  If you are really that busy why wouldn't you send out a referral to a local agent, so that your clients can get the best service, quality care and available knowledge about an area THAT YOU DON'T SEEM TO HAVE!

Let me say right now...don't be mad at anyone but yourself when you lose those clients after they decide to apply some common sense and build a relationship with another agent who takes the time to show them around and actually sells them a house!

Lastly, don't call me to tell me that you are going to report me to the DRE, the local MLS board (who have never heard of you), because "I stole your clients from you"....rest assured,  I DON'T CARE, report away, but don't waste my time or MY NEW CLIENT'S time with threats and tantrums because you are no longer their agent!  It's not like I have to worry about you driving out here to tell me in person!

SHAME ON YOU!*  (* if this applies to you.)

Great rant Paul!  I had this happen to me earlier this year and I just laughed and said sure, send your Buyers to me to see MY listing...  I'd be happy to write up that offer with them.  :)

Just cracks you up, especially after you write up the offer, and "their" agent gets mad at you...LOL!

I have had this happen as well. The last time as I recall my response was the following.

" Certainly I would be happy to show your clients my listing. Please send over a 30% referral agreement and the time your client would like to see the home. "

Have not had anyone take me up on it yet. Dang!

This is TOO good.  I haven't seen that done recently beacuse buyers are to precious a commodity.  But it has happened to me in the past.  Like agents from Phoenix (100 miles away) will send a client up to look at my listings and expect me to drive them all over town to open up all my houses so they can look...Yeah!

Herb - I've offered 30%, but still get yelled at for being so "inconsiderate", and "what would my seller's think about me refusing to show their home."

Sandra - would you believe that this happened to me AGAIN, just last night from an agent (out of area) that doesn't want me to let the agent in because they won't be there, but they were sending their clients out and wanted ME to meet and let them in.

We've seen this many times where the buyer's agent is supposedly out of town, and can we please show them our listing?   I want to know why buyers put up with agents who just want to write up the offer and not take them home shopping?

Agents like that drive me crazy, although at the end of the day, it's our duty to get the seller as many showings as possible!

Paul....so very true!!! Remember.....what comes around goes around. I'm not referring to honest ,hard working agents doing it back to the lazy agent but rather stating that the honest , hard working agent will always become more successful and rise above the lazy and crazy agent!

We have an agent that tells his clients to do this but he will write the contract and rebate $500., what are you to do. Except for him I do it occassionally and just chalk it up to good will.

Most of the drama in real estate emanates from a hand full of agents who don't show up and still seem to know it all. Also: IMO rebates used as mentions by Charles is a form of theft. Rebates use to be illegal, until the DOJ started picking fights with NAR. This is a good example of a reason why.

Charles -   Rebate or no rebate,  I still don't agree that agents should be sending their clients out 'on their own' to look for there own house.  Where's the customer service...feels like the lazy way out.

Mary - There's a lot of know it all's out there, that's for sure.
