Here we are beginning one of the most frantic weeks of the year as everyone scrambles to finish Christmas shopping, get their gifts wrapped and finalize all the holiday travel plans. For me, it's a magical time as I sit here looking out over the bluff to the ocean, with the albatross soaring high above both. The skies are blue with several large fluffy clouds, the sun is shining yet the winter brings a refreshing cooling breeze. I've yet to see any whale but several others have so I know they're here. I'm hoping there'll be time to sit out on the bluff in the next week or two and just relax watching for whales. Now, on to your update. Don't miss the price reductions in Nihilani:

Puamana 9C, listed for $325K, was purchased for $175K in 4/02. This pricing is down from the time when it was previously listed from 7/06 to 1/08, starting at $539,900 and reducing to $497,500. It was relisted from 5/08 to 2/09 for $497,500, dropping to $440K by the time it expired. Mauna Kai 10A last sold for $289K in 8/03 and is listed for $540K. One of the developer's Nihilani units, a Mahina model priced at $570K is down from the previous asking price of $735,200 when it was listed from 4/08 to 2/09. Villas of Kamali'i 17 is listed at $945K and last sold for $605K in 7/03. That's it for new listings this week.

Sealodge B10, listed for $493K and purchased in 4/05 for $530K closed this week at $450K. It does not indicate a short sale so I guess this will be a 2009 tax write off for this seller. Puamana 21D, however, is a short sale which went under contract listed at $299K. This unit last sold for $129K in 7/90 as a leasehold unit and converted to fee simple in 11/00 for $35,700.

Nihilani 8B, one of the developer's Hoku units priced at $485K expired this week. Villas of Kamali'i 4, purchased for $900K in 3/07 and listed for $925K also expired. Kamahana 3, priced at $390K, which last sold for $180,500 in 4/99 was withdrawn from the market. Ka'eo Kai 2B which was purchased for $240K in 4/01 was withdrawn while listed at $525K after 594 days on the market. Two developer Nihilani units were withdrawn; 33B which is a Moana unit listed at a very high $530K and a Mahina model, unit 7C priced at $650K. Plantation 1712 was temporarily withdrawn listed at $578K. This unit last sold for $515K in 2/08.

Now on to the most popular portion of this report which is price changes. A fractional share of Cliffs 3304 reduced from $99K to $79K. This unit started out at $165K for this two month period and has come down over the last 947 market days. This unit sold for $115K in 6/87 as a leasehold and converted to fee simple in 2/89 for $32K. Sandpiper 107, purchased for $365K in 9/04 reduced from $329K to $265K. Nihilani 14B, a Hoku floor plan purchased for $594,102 in 3/06, reduced from $400K to $350K as a short sale. The Nnihlani developer also reduced several of their units, starting with 3B, a Hoku model which went from $425K to $385K. Nihilani 11A, one of the developer's Moana floor plan, reduced from $530K to $475K. The developer's Makani floor plan, unit 15B, reduced from $599K to $585K. This unit is highly upgraded with Cherry cabinets topped by black granite and top of the line stainless steel appliances.

Plantation 121, an agent owned unit purchased for $488,993 in 5/05 reduced from $639K to $629K. Ali'i Kai 4301 which last sold for an unbelievable $1,157,500 in 6/06 reduced from $785K to $685K as a short sale. Pali Ke Kua 141 went from $725K to $699K and sold for $205K in 1/99. Ali'i Kai 4303 reduced from $795K to $750K and was purchased for $490K in 12/03. Cliffs 8204, a four bedroom ocean view condo purchased for $135K in 4/87 is one of two units which saw a price increase this week, going from $875K to $995K. Kamahana 3 is the other one, increasing in price from $295K to $390K. This unit sold for $180,500 in 4/99.
