Is a Quick Sale of My Hemet - San Jacinto, CA Home Possible in a Slow Real Estate Market?

When selling a home in any real estate market, one of the most important things to consider is price. You may want to reduce the price of your home or, at the very beginning, set it at a low price that will generate more buyer interest.  You will best be served by getting in front of the market, when trying to sell your Hemet - San Jacinto, CA home rather than chasing the market with price reductions.

Cash is often an incentive, both for the buyer as well as the agent. You could offer the buyer a $1,000 to $2,000 decorating rebate upon closing the deal. It is also not uncommon to offer the selling agent (buyers agent) a $500 bonus or more for closing escrow by a certain date. However, some brokers-who supervise agents and run real estate offices-may prohibit such incentives, as do some Realtor boards. Check to find out.

Other common incentives: paying for the property inspection and warranty policy and getting your home preliminarily approved for FHA and VA loans, thereby making it more attractive to a larger number of buyers. I recommend that you contact Hillary Wilkinson of Patrion Mortgage (Altura Credit Union) who writes FHA-insured and VA-guaranteed loans.

When selecting an agent, remember that this is not a personality contest - by the very nature of the industry, every agent you talk with should be likable on the surface.

Good Service is not the criteria either - after all, all real estate agents promise ‘good service' - but how do you quantify this?  What you need, is an agent with skills.  Let me give you an example, based on an airline.  When you book your flight the people who give ‘good service' are the lowest paid members of the crew - the highest priced ones have the skill to fly the plane

What you need is NOT a listing agent who is focused on getting the listing, but rather a "Marketing Agent" who will get your home sold with their marketing skills, merchandising skills and negotiating skills.

YES!  It is all about marketing the property!  Of course price is a motivating factor but you can get more offers with favorable terms when you go with someone who understands marketing in the current environment of social media AND distressed markets!

Best of luck to you my friend, John!

Renee,

Love the new photo - the dogs were cuter than the bull - but I like it!

Marketing is the name of the game.  I am not a listing agent - I am a marketing agent with skills that separate me from the average agent who made less that $20,000 this year...

I still need to focus on my 'Social Skills'.

Thanks and all the best to you too...my friend.

Merry Christmas,

John
