Should a home go on the market with or without furniture!

This house had been on the market for several months with no offers,  I wonder why! staging the home prior to going on the market and MlS could have brought great benefit to this listing and sold faster and for more money?   After several months on the market and a considerable drop in the asking price to home owner a decision was made to call in the professional home stagers.

Listing a vacant house is an invitation to low offers or no sale for a long time.   The majority of home buyers are not able to visualize furniture placement in a vacant room: sometimes this is difficult for professionals who try many arrangements before they find the right one.

Home stagers can work with the furniture left behind, unless it obviously belongs in the dump; or we can bring in rentals from our inventory or furniture rental outlet we deal with.

A vacant house is not inviting and potential buyers have to work hard to try & visualize the property as their potential home.  A staged property places no barriers before potential buyers: it says Welcome Home.

Your pictures answered the question!!!  Unfortunately, most Realtors and sellers in my area still prefer the "wait and see" method of selling vacant properties and then end up substantially lowering the home's asking price.  A few months ago I was called in for a vacant staging consult (which I was compensated for) and the sellers decided not to stage due to the monthly cost of the furniture rental being $3,000 (mind you this home sold for $1.2 million a few years ago) and lowered their asking price by $75,000 and the last I heard they were considering an auction process.

Vacant homes just take a very long time to sell since most buyers find them uninviting and uninspiring. Your after pictures are fantastic and elegant and really define the space for all potential buyers.

I've lost count of the number of realtors, relo companies, and homeowners who have contacted me over the past four years saying that their vacant (or near vacant) properties weren't selling.  Once furniture and accessories are placed in the property, suddenly there's interest -- go figure!!

Was anyone living in the house before? For some people $5,000 is a lot - if cash flow is a problem for them - how would you suggest they do it - do you take installments..........or no payments until 2011?? lol  Hope your Christmas was fabulous!  I'm sure it was!

HI Liz, 5k is alot of money but dropping the price 80k was alot more painful, the home owner was carrying two mortgages so 5k up front may have turned into a quick sale instead of a grueling 8 months or so.  Lets have coffee soon, i'm chilling out for a few days.
