Frustrated Man

I have heard "Help! My Listing Stinks!" over and over again from agents who have stagnant listings. So many times they just don't know what to do. Price reductions haven't worked and neither have agent incentives. As a last resort they contact my company Fresh Perspectives Property Merchandising Services, looking for the answers they desperately need.

 

They are frustrated their listing hasn't sold, have clients who are irritable and aggravated, and are willing to try staging the property as a last resort.  I often wonder why they didn't think about staging the property first. Not only could it save a lot of frustration but it gives the property the best opportunity of getting sold quickly by making it fantastic from the start. It boils down to one thing: education.

 

With the many questions agents have about staging it's apparent there is a huge gap. How in the world can they educate their sellers on the importance of market presentation by staging the property and keeping it show ready when they don't understand the basics themselves?

 

That's why we developed "Help! My Listing Stinks!" seminars.  The session focuses on equipping agents with the tools needed to educate their sellers on how to achieve a quicker, more profitable sale through staging. It takes the doubt away "if" the listing will sell, removes the idea of price reduction after price reduction, avoids unhappy sellers and gets that house sold!

 

The 90-minute session is delivered in a fun, relaxed atmosphere. Agents walk away with a basic knowledge of property presentation, how to get a homeowner on board with staging, how it improves the bottom line and how offering staging earns more referral business. We offer this session to managing brokers in the Greater Nashville area at no charge to the company or agents.

 

After our initial announcement we almost filled all of our available January time slots.   I was so overwhelmed with the response.  I knew staging was a hot topic, but I didn't realize how great the response would be.

Maureen beat me to it and has asked the questions I would like your responses to - whatever you are willing to share with us would be most appreciated.

Several realtors have said to me that they feel if they suggest home staging to their client they will insult them.  I think that is a strong clue the realtor does not really understand what home staging is all about.

Looking forward to hearing some further thoughts from you.

Nashville Home Stager - Selling Nashville, TN homes quickly!

Hi everyone: Since you all had similiar questions I hope you don't mind a group response.  In the presentation I focus on staging education. It is NOT about selling my company. I am not at all interested in watching infomercials and I definitely don't want to give one. :)

The focus is this:

  • What staging is and what it is not
  • The different types of staging
  • How to educate homesellers
  • Statistics
  • Benefits of staging to an agent's business

There are also case studies, before and after photos with stats, and relevant surveys. This is actually the first part of a 3-part series. Melissa Marro was actually very instrumental in me developing this (she helped me with her Staging Lunch and Learn) but I have no doubt she will not take credit for it. If any of you know her, you know she is just that kind of person - a big giver!

I also teach the CSP Elite class in the Nashville area and even though I give plenty of good information with this series agents don't get the kind of education they would if they took the class. If you have any more questions feel free to email me. Anything to grow our industry is a good thing.
