This home had been vacant for over 3 months and inactive. When We arrived for the initial appointment, it was 30 degrees outside and 21 degrees inside! The property did not have any power, water or heat. My pen stopped working and I had to go to my car to warm up the ink and my body. But during the appointment, the agent had few positive things to say about the property, but the ideas were flowing to make this property DYNAMITE. Mis-matched woodtones were a standout and so we had to make the woodtones work. We selected furnishings to make the akward spaces make sense and to tie in the different woodtones. This is truly one of our best jobs we have accomplished and the agent was beside herself when she came back to view the completed project. All of the negatives became positives.... All involved are hoping for a quick sale... This is a very desireable area full of large estates and aquestrian properties. We were under a tight timeline and were able to fully satge this property in 5 hours...
Stunning results indeed Todd! The added warmth and inviting feel are the stars you made shine.
A perfect example of what home staging is all about, and the end result was achieved in only 5 hours.
Great job Todd.
Todd:
Wonderful work...what I could have done in there with my camera, wide-angle lens and some HDR...Yowzaa!!
Todd - What a fabulous job. You do beautiful work! Do you carry your own inventory or do you rent from a rental company?
Todd, you did a great job on this one! It must have been "all hands on deck" at OnStage to complete a monster house like this in 5 hours! I hope they turned the heat on so that buyers won't get cold feet!
Ginger: It was a "mad house" in that house. I was so thankful that we did not forget anything since the property was so far out....
Maureen: Thanks.. We will have our fingers crossed... We want it to sell quickly... and we don't... if you know where I am coming from....
Beth: We will make sure to let you know how it turns out....
Cathy: There were 5 of us working at once... Each taking on a room.... I went back and forth between each room on fire....
Kathy: Thanks for your kind words.. The living room in particular was a layout challenge, but I think we pulled it off....
Connie: What big bulkhead??? There were two of those beauties.. One in the dining room and the living room... Everyone asks the same question.... and nobody seems to have an answer...
Randy: Thanks so much...
Debra: Thanks so much. Sometimes the most challenging jobs sre the most rewarding...
Milan: I think that this was our fastest success to date for the scale of the project...
Andrew: Yes.. We did have fun with our camera, but the photos for AR are taken with our cheapy due to file size....
Kelly: Thanks so much. We own our own inventory. We maintain a 14,000 sq/ft warehouse, which allows us to pull inventory quickly and to "Match" the inventory with the property...
Kathy: Everyone that could be involved was.... It was amazing that nothing went wrong... The gas company arrived while we were there and the heat was cranked to dry everything out... 68 degrees sure feels great in the winter.
James: Thanks for your kind words...
Your after photos are excellent! You completely transformed the home and you no longer see any mis-matched woods. Your choice of furniture really tied everything together. 21 degrees in the home sounds horrible, how did you even complete the consultation? Absolutely amazing transformation!!!
Kate: I had to go to my car to warm up... My pen and fingers stopped working. But I am happy to report that the heat, water and power are all on...
So glad that they turned the heat on for you Todd. Wow, what a transformation. Isn't it funny how the jobs that you think are going to be difficult are the ones that are so memorable. Wishing a quick sale for ya.
The showings should be starting now that it's staged. The empty rooms had no appeal at all.
I CAN'T believe that the house didn't have heat.
Just stunning work. 5 hrs? WOW. Another shining example that staging makes all the difference in the world.
What an amazing job in just 5 hours. Do you rent your furniture or is this your stock? You pulled it all together. ;-)
Todd,
Bravo! Your staging talent shines in this million dollar home...and will definitely not last long. Best wishes for continued success in 2010!
The property turned out great Todd! Beautiful job, it really looks like a "home" now. I hope the warm, cozy furnishings will help detract from the temperature in the house...... :-)
WOW....shows this property beautifully! Glad to hear that it was 5 of you vs just you for the 5 hours. Was wondering how I could have pulled that off in 5 hours....the 4 helpers would be a BIG help!! The home now shows like a $1million+.....best of luck with a sale and lots of continued success in 2010!!!
Another amazing job! You really warmed the place up! I love the fireplace.
Todd, do you own all that inventory? You have some amazing stuff! Nice job.
