Damascus Md. - Market Report - December 21,2009
This is a market report on the homes for sale in the town of Damascus, Md. The information is taken from the Metropolitan Regional Information System (MRIS) on December 21, 2009.
There are a total of 56 listings for sale at the time of this report. While there is a shell on the market, the cheapest home for sale is a two bedroom one bath condo listed at $115,000. While there are six and seven bedroom homes on the market, the most expensive home on the market at this time is a four bedroom three full bath one half bath detached home with a three car garage for $749,990. While some are new to the market within the last week and two have been on the market for near two years, the average days on market (excluding those over two years) since initially listed for sale is approaching four months (117 days).
There is currently a total of 28 homes in Damascus Md., where an offer to purchase has been accept by the owner. The last know list prices of these homes ranged from a low of $155,000 for a two-bedroom home to a high of $550,000 for a four bedroom home.
Since November 21, 2009, seven homes in Damascus Md. have been successfully sold. The closing prices on these homes ranged from a low of $265,000 to a high of $499,000. The days on market with the last Realtor ranged from less than a week (3 days) to just over four months (129 days), with the average being slightly over two month (69 days).
During the same period last year (11/21/08 to 12/21/08), nine homes in Damascus Md. were successfully sold. The closing prices on those homes ranged from a low of $135,800,000 for a two bedroom home to a high of $725,000 for a seven bedroom home. The days on market with the last Realtor ranged from three weeks (23 days) to nearly two and a half years (880 days), with the average being a little over six months (180 days).

There is currently one shell on the market for sale at this time. One structure is located on 6.5 acres and listed for $320,900, and has been on the market for a year (368 days). There are no shells currently under contact, nor has any gone to the closing table during the period covered by this report.
Two Bedrooms
There are currently ten two-bedroom homes on the market for sale in Damascus, Md. The list prices of this homes range from $115,000 to $425,000; with the average being $206,089. The days on market for the set range from as little as a week (8 days), to just slightly over six months (253 days) with the current Realtor; the average approaching three months (73 days).
There are currently five two-bedroom homes under contract in Damascus, Md. The last known list price of this homes ranges from $159,900 to a high of $324,000. The time on market with the current Realtor ranges from less than a week (1 day) to nearly five months (144 days) before the offer was accepted.
Since November 21 no two-bedroom home has gone to the closing table in Damascus, Md.
Three Bedrooms
There are currently 21 three-bedroom homes on the market for sale in Damascus, Md. The list prices of these homes range from $125,000 to $415,900; with the average being $283.368. The days on market for the set range from a week (7 days) to seven months (214 days) with the current Realtor; the average being a little over two months (77 days).

No six-bedroom home in Damascus Md. has gone to closing table during the period of this report.
Seven Bedrooms
There are two seven-bedroom homes on the market for sale in Damascus, Md. at this time. The list prices of the homes are $599,900 and $675,000. The days on market for these homes with the current Realtor range from six months (182 days) to over 18 months (553 days), with the average being over a year (368 days).
There are no seven-bedroom homes under contract in Damascus, Md., nor has there been a seven-bedroom going to the closing table since November 21, 2009.
