Back to my home town.. best ways to network here?

Now that I left the Antelope Valley, and came back to where I lived 11 years ago, what or where should I start meeting Buyers and Sellers?  Bars? Starbucks? Door Knocking?  I'd like to hear what successful Realtors who enter a new marketplace are doing.

I'd recommend the good old fashioned open house. If there are any neighborhoods that have multiple houses currently listed, call the agents and ask if they would mind you doing an open house at their listing. When you prepare for the open house, go door knocking and hand out invitations to your open house. I typically try to go to about 50 surrounding homes and introduce yourself, hand a flyer for the listing you'll hold open, and pleasantly invite them to come by. Suggest that perhaps they might know someone that they would like to have move in nearby and bring them along as well. Of course, don't let anyone enter the open house without first signing a guest register. Then follow up with everyone who visits. Perhaps when the other homes expire the owners will remember you as the agent they actually saw working.

 

Zillow.com shows that there are 14 homes in Palmdale, CA with "make me move" prices set. Those are people waving their hands saying "I'm willing to sell my house!"

 

Search your MLS for cancelled and expired listings that haven't been relisted. Now is a great time since I've dealt with more than a few people who take their homes off the market for the holiday and relist after. Get in front of them NOW and perhaps they'll list with you.

 

Another thing I would recommend doing is setting up meetings with local lenders. Find some that you're interested in doing business with, and start asking for referrals. Same thing goes with title reps, real estate attorneys, home inspectors, septic inspectors, irrigation companies, etc. Any affiliate you can realistically think of that you'll be calling in the course of your work, call them, meet with them, and ask for referrals. Go outside the box even - dog groomers, what do people need in your area?

I spent about 2.5 years on one of the best real estate teams in northwest Washington, learning from a master. Whereas for me, the paycheck was nice but my main motivation was in helping clients - that's what gives me the best sense of job satisfaction, but for my friend and former manager it was all about the close and growing his business. He's a far better salesman than I will ever be, but I never intended to get into sales. Education and assisting people with accomplishing their goals are my passion.

I have a wealth of knowledge regarding what to do, how to do it, and where to do it - I just need to sit down and DO IT for myself.

Well I did some open houses and I transacted some business, but after one year back in my home town, I started to feel stagnant, I was floundering!  I decided to join Keller Williams and the office in Simi Valley is on fire!  The energy is high, the business is good and I feel like I will increase my business here.  Thanks for the advice thought and I will do some more open houses as well as keep in touch with all of my past clients + family and friends (great sources for referrals)
