If you want to make money in this market first figure out your strategy. A strategy is what you are going to say and who you are going to say it to. Stop wasting money on tactics like calendars, pens, websites, and newsletters until you first have something good to say and have figured out exactly who to say it to.

- You could label yourself as a a "Second Opinion Expert" offering free mortgage advice for friends/family
- You could label yourself as a "mortgage planner" specializing in investment strategies and retirement funds thru mortgages.
- You could label yourself as a "credit repair expert" and teach borrowers how to improve credit scores and monitor their credit in the future.
- You could try offering a guarantee on your services such as closing costs, or out-of-pocket expenses.
- You could offer a contribution toward a particular charity or organization from the loan proceeds.
- You could consider advertising in pet lover magazines, and offer to make a donation to the local SPCA.
- You also could consider environmental and community magazines and make a contribution toward community clean-up programs.
- You could even target local entertainment publications and offer donations toward fund raisers or opera guilds.

Jeff, you are so right.  No matter what profession someone is in, it is good to find a way to be unique.  Which one of those things you listed do you identify your business with?  I like working with buyers -- so that is all our firm does!  It is a lot of fun -- but can be time-consuming and emotional for the buyers.
