Thanks! I am not the listing agent, here in Ohio HUD does not use ERS listing contracts. Any HUD registered broker can advertise HUD owned properties, and commissions get only paid to the brokerage who procures the buyer.

The management company that HUD had hired previously paid the listing brokers, this one does not. I am not sure if the contractor decides or HUD, but what matters the most is that the buyer's agent can get paid up to 5% and since our property values are so low to begin with, that is a nice added incentive to jump through all the government hoops :)

Showed the listing today, and will show it again tomorrow, so hopefully there will be an offer!
