Home inspections in the snow are never complete.

I have performed several inspections in the snow recently due to a large storm that dumped 18 inches on parts of Long Island. The homeowners didn't clean the property for the inspecton, and this hindered my job. The grading of the property cannot be determined in this case, nor can the condition be determined of things like the driveway, patios, decks, the base of the exterior and foundation, and of course the roof.

The roof is obviously one of the biggest concerns for most buyers, and I do like to see all of it when I inspect. If several sections are free of snow, I can get an idea of its condition, but will always recommend a return visit when the snow is gone. I have inspected homes where the front of the roof was newly replaced (and can be seen from the street), but the homwowner did not replace the rear of the roof.

Should you put off the inspection due to snow? That is a tough call. Inspectors are concerned about doing a complete job, and most do not endeavor to make additional fees for a return visit, but sometimes it is unavoidable. If I have to drive an hour into Brooklyn to return to a house, I will charge $75 for a return visit. If it is near my area, or I am already in the area, I will not charge the client. Being flexible is part of how I do business.

So keep this in mind when talking with the homebuyer. Snow covered homes cannot be completely inspected until the snow is nearly gone, or has been removed from the uninspectable areas. - Ray
