This is a reminder that you really need to be pre-approved before you start looking for your Roanoke Area Home.  If you are paying cash then we simply need the proof of funds.  We will need your pre-approval or your proof of funds when we write an offer.  Banks, REO companies and Sellers will require proof of your ability to buy before accepting your offer.

I cannot make appointments to show houses without an approval from a lender with an office in the Roanoke Valley area.  Roanoke Area agents have been burned too many times by Internet lenders, or out of town fly by night brokers to allow a contract to be signed without a local lender's approval.  It will save you a lot of time and grief to go ahead and handle this now. 

Many think that winter is the "slower" season but this year it definitely is not.  We are busier now than we were in late summer so please help us help you by speaking to a lender now.  If you need a great local lender call Joel Balsley at 540-278-1430.  Joel is a great, GREAT lender who will do everything to get you approved at a great rate.

Hi Damon - I think that is the biggest mistake that rookie agents make:  not insisting that their buyer clients get a preapproval letter BEFORE looking at properties.  It does no good to search for homes in the $400k range (just because the buyer insists that is what they can afford) and then when it is time to make an offer, you find out that he will qualify for no more than $300k. 

Now the agent has wasted his and the buyer's time, and the buyer is heartbroken because he can't buy the house he has fallen in love with.  Also, if he wants to buy an REO or a short sale, he will need the letter to submit with his offer or it won't be considered.
