IT TAKES TWO TO TANGO!

WARNING - This is a short rant

Several days ago we finally got an approval on a short sale that was submitted back in early April; I don't have to tell you how much work went into hanging on to the Buyer. We only have several days to get the inspection done and approved by the buyer.  I checked with the selling agent to make sure the water and electric would be on and scheduled an appointment with the inspector.  By the time the agent contacted the electric company it was too late for the first inspection appointment; OK, the inspection is moved to Monday late afternoon.  Monday morning I get a call from the agents assistant, not only did they forget to go over to the property an turn off the circuit breakers for the electric to be turned on, but they didn't have the code to get into the gate of the community; fortunately I did.  I canceled the second inspection appointment.  Now we are down to today which is the last day allotted for the inspection; the agents assistant said she will call me today to make sure the electric is on; fortunately the inspector will rearrange his schedule to accommodate me for a third time, I can't even give him a time.  Yesterday I email the agent wanting an extentionof the inspection period, so far I have not heard back.  IF I was allowed to make the arrangements I would have, I will do what ever I have to to make the sale!.  Why does it seem more and more agents are falling down on their responsibilities?  A closing is not done until the ink hits the paper.  I thought we (the selling agent and buying agent) were doing this dance together.

Sometimes we do more work than needed and other times it works perfectly; like you say - do whatever you can to focus on the solution. Obviously over communicating is not working; keep up the good attitude.  2010 will be GREAT!

Hi Lois,  Be thankful that you are down here where we do not have to deal with the snow and ice.  But in that case at least the electric would most likely be on to heat the house.  Hope things go smoother for you in the new year.

That's what we are here for, if you need to rant, feel free, we all understand. I find it amazing how the banks sit on offers for 6+ months and then give you days to get the rest done. something needs to be done here

Personally, if the utilities are not on in two days, then I put them in my name to complete the transaction. I want to ensure my clients get the house.

Lois: I personally believe that 2009 was a much harder year for many agents in Real Estate. Mostly due to short sales listings and the circumstances that are required to get it to closing. If selling short sales is the future and reduced commissions are also the future, there will be a lot less agents who will agree to do this type of work. Short selling Banks are getting a lot for for their dollars out of all of us.

Maybe they would have responded better had there been roses for that tango? I do believe that some agents feel that their job is done once they take the listing, and that if you bring the buyer you should be prepared to do all of the work. How sad!

As an up-date, I called a few minutes ago to see where we stand and to ask again for an extention; I was told everything is being worked on and I will get a call.

Its these situations that force you to decide if you want to show listings belonging to certain agents.
