Well we have come to end of 2009.  It's time to look at the home sales for 2009.  The table below shows the homes sales began to pick up during the second half of the year.  The first home sold at the end of July.  However, since that time,  8 additional homes have sold. 

The average Point of Wood home sold for 96% of asking price (without any seller assistance) and took an average of 3.7 months to sell. 

What does this all mean?  Homes that are priced right are selling quickly. 

Does this mean that every house that is listed for sale will sell quickly?

ABSOLUTELY NOT!

There is a Point of Woods home listed for sale that has been on the market for 860 days.  Let me break that down for you (860 days =2.4 years).  You might be thinking that the house is in a bad location or in terrible condition....neither of those things is true.  This particular home is overpriced for today's market.  It's a beautiful home and the owners have done wonderful upgrades.  It's in a great locations and in a great neighborhood.

No, you don't think that home is overpriced do you? I will never understand how some sellers (and Realtors) stay in that scenario for so long. I guess maybe they are both deaf to the market?

Steve,

You are right.  I don't understand the Realtors that take a listing that is obviously over priced.  I wont take an overpriced listing.  In the end, the house will not sell and your clients will be pissed at you for not selling the house.  They will be pissed because the offers that come in are closer to  the correct market value.  They will be pissed if they have to sell their house for less than THEY think it's worth.  And finally, they will bad mouth you to everyone who will listen.  No thanks!
