ConocoPhillips Development Plans & Review Schedule Minimize On November 12 the City of Louisville received the preliminary ConocoPhillips land use entitlement application and related documents for the phased development of their 450-acre campus located in the City of Louisville. ConocoPhillips has actively been working at many levels over the past year to assemble their development and design team as well as to de-construct buildings and infrastructure on their campus. The ConocoPhillips application contains a number of documents related to the three primary, and concurrent, elements of the development review process: 1. Annexation and initial zoning of 80 acres located in the N1/2 of the SE1/4 of Section 20, immediately adjacent to South 96th Street, and south of the Paradise Lane Subdivision (unincorporated Boulder County). The initial zoning request is for a Planned Community Zoned District – Commercial (PCZD-C). 2. Request to rezone currently annexed property (310 acres) in the City of Louisville from Industrial and Agriculture Zoning to Planned Community Zoned District – Commercial (PCZD-C). The PCZD-C rezoning is inclusive, by joint application, of the adjoining 1.5 acres owned by the Louisville Fire Protection District located at the southeast corner of South 88th Street and Campus Drive. 3. Preliminary subdivision plat and preliminary PUD development plan for 390 acres (310 acres & 80 acres). As reflected in the attached timeline, the primary elements of the land use review process will be managed concurrently within in a timeline which allows for public review and comment at hearings before the Planning Commission and the City Council. The timeline anticipates that the Planning Commission will hold a public hearing on February 11, 2010 to consider the initial zoning of the 80-acre annexation, the rezoning of the 310 acres, and a preliminary subdivision plat and PUD development plan. Dates are subject to change, and all public hearings will be noticed and posted on this web site prior to the public hearing date. This preliminary land use application is step one in the development process and will require City Council approval. Following preliminary approval ConocoPhillips will we need to submit a FINAL land use application that will go through a standard public hearing process also requiring City Council approval.
