Here is a chart that shows the inventory vs. the price of single family homes in Encinitas, CA in 2009. Inventory has been on a sharp decline since September, however, what is interesting is that the price has remained somewhat stable in the same time.
Hi Debbie....Great Visual to show Price Versus Listing Inventory..it's the same here inventory is way down and prices have remained stable with a wee bit of pressure to move up.

Thanks Fred! It will be interesting to see if the so-called "shadow inventory" comes out of the wood works in the next couple months and how the market reacts.
