Looking at the Market-Snohomish County 2009

Recently, our office rec'd a report showing the MLS (Multiple Listing Service) data as of November 2009. It was extremely interesting to know that it appears-

Months of Inventory is lower than the same period in 08

Average Market time is nearly the same YTD 09 (+2 days) though the November 09 average market time is lower by approx. 11% over November 2008 which may mean that average market time is shortening

Prices have declined a bit more that 1% per month (Nov. 08-Nov. 09)

The largest # of sales in price bracket looks to be $300,000-$399,999 followed by the $250,000-$299,999 range.

With inventory lower, prices declining and market time shortening slightly, buyers are buying, not at the same pace as in previous years, but they are recognizing the value of homes historically. With the Tax Credit(s) available and historically low interest rates, it sure makes sense to get your buyers off the fence and buy now.
