ActiveRain Delivers The Punch I Needed, Certified Distressed Property Expert In San Diego.

I wrote a post last week about receiving my Certified Distressed Property Expert certification, the CDPE. Today, when I Google'd  the term " distressed property expert San Diego" I came up first on Page one.  When I searched " distressed property San Diego" a much broader term, I came up 6th on page one.

Now for one post about my new designation and not having yet posted the plethora of articles I am writing on the subject, this is pretty cool.

I am closing my second short sale tomorrow and this last one was a dozy. From the time of lender approval until close of escrow was only 19 days and the Christmas holiday was in the middle of it. It does require making sure everyone is on board but in this particular case, everyone wanted this transaction to happen.

I joined Alex Charfin's Distressed Property Institutes advanced group and now have a web site up that is hosted by the Distressed Property Institute itself and I can add articles or post as I want. But the basic content is in place. I purchased 4 unique domain names that will point to the site for advertising. The first of the year I will start a new advertising campaign for the market area I have chosen.

I know one thing, if anyone can do this, with my work ethic, I can do it as well or ..... For being someone that wanted to avoid short sales and disliked handling REO's, I recognized that for a quite some time to come, we are going to need to be dealing with distressed homeowners and properties and they are going to need our best efforts to help them avoid foreclosure . We are there to help along with their own legal, financial/accounting advisers. With good advise and direction from professional teams, homeowners stand a much better chance to avoid the dreaded foreclosure.

The federal government is on board, the lenders are getting more on board, lawyers and tax advisers along with REALTORS are out there making a difference. And seeing the number of Short Sales in San Diego increasing, there is no doubt that it will continue for at least a few years to come.
