Taking a Home off the Market

I have been a residential real estate agent in Olathe, Kansas for over 9 years and maybe only 3 times in that nine years have I suggested to a client that they remove their home from the market.  For these particular clients and in their situation, taking their home off the market is, in my opinion, going to be the best decision for them in the long run.  Kind of a have to walk to run thing. 

Here's why:  This is an elderly couple that have recently began traveling the country in their RV.  (So Cute!) Their listing with me is a wonderful log cabin in Tonganoxie, Kansas.  Prior to listing with me, they had their home listed with another set of agents who listed the home improperly and at a lower commission than what is typical here in the Kansas City area.  I took the listing and the couple left to go out of town.  Being that their log cabin is on 9.9 acres and there hasn't been anyone around to maintain the property, its in bad shape. 

They don't have a lot of expendable income to pay for the repairs and up keep, so I suggested we take the home off the market for the next 90 days, so that they can come back and do the repair themselves.  It's risky, because in those 90 days, a buyer may have shown up, but I can say from years of experience, they wouldn't get the money they deserve. 

I would be lying if I said I wasn't a little disappointed, but I would rather see my clients make the most that they can rather than me make a quick sale. 

Have you ever had to do this at all?

Marti - I haven't had this particular experience, but I think you sure are the right agent for this couple.  You gave them great advice.  Hopefully it won't take 3 full months and you can get it back on the market with some fresh photos and get them a fair price.

I have a listing that was supposed to be on the market 3 weeks ago, however, the  home is no where near ready.  They have to declutter massive amounts of stuff. Throw away half the fake plants and more or less do a premove out. I explained to them that only the best looking, best priced units are getting sold in our market and that takes time to prepare.

They understand. I drop by every week and check on their progress and give them a pep talk. It can be a challenge to get them to take the time to invest in sprucing up the home. But it is a neccessary step to getting top dollar.
