All agents are not created equal when it comes to selling your home through a "short sale".  It seems that many of the short sales that are on the market are listed with the agent that originally listed the property. When the  home doesn't sell at a price to pay off the existing liens,  the seller decides to sell it through a short sale. 

The potential problem is,this"regular" agent may not be the best person to market, negotiate, and sell their home just because they have a license to sell properties.  This is very evident by the number of short sales that aren't getting approved and consequently going to sale via foreclosure.  This can absolutely be prevented, but you must work with an agent that has experience marketing and negotiating"short sales". Experience that includes actually closing the transaction, and many of them, as they are all completely different.

Experience is NOT a Short Sale Training certification.  Training and education are important, but nothing replaces good ole experience.  So, what does a seller need to know if they are faced with short selling their home?  There are several things you need to ask your prospective agent, but the Top 5 are:

  1. You must find out how many short sales your agent has successfully closed.
  2. You must find out his/her process and how they handle the transaction
  3. Is the agent negotiating with the bank or do they have a professional negotiator?
  4. If the agent is negotiating the deal, what is their success in getting the bank to release any deficiency?
  5. What is the agents strategy to market the property to get the best offer for you in the shortest amount of time?
