I'm previewing the listings in Bethesda and thought I'd share what I see out there...
This house has been on the market for 48 days this time on market and is offered at $799,000. It was previously on the market for 141 days and started at $869,900, reduced to $840,000 and then to $815,000 before it was withdrawn in November of 2007.
It's located in the very popular neighborhood of Woodacres, where homes generally sell fairly quickly for 98% of list price at a median of $829,000.
I'm sure buyers are wondering what is wrong with the house that it's taken this long and it's still not sold. Overall the house is not bad, actually. Terrifc, flat lot with easy access into the front of the house and a pretty big back yard that will hold a swing set or outdoor bar-b-q quite nicely! The three bedrooms upstairs are pretty good sized. The kitchen is where the garage likely was at one point and has an eat in area where the bay window shows on the front picture. It's great space and once it's updated will be quite nice. The kitchen currently is a bit dated but you can get that with a lot of the inventory in this neighborhood, zip code even.
A screen porch off the left of the house could be converted into more year round use. And access to the outside is through a first floor 1/2 bath laundry room combo.
Condition on this house is its main problem right now because it's tenant occupied. I find it's hard for folks to see past others' possessions but if you can what you'll see is a house that has very good potential, in a very sought after neighborhood for Bethesda real estate. I'm a big fan of lots 'o pictures of houses but this one won't photograph well currently. If it had been photographed in between tenants in anticipation of a future sale it would be helpful now since buyers dismiss homes that don't have pictures, unfortunately.
