Listing:

May 2007 added 332 homes to the Carmel real estate market with an average listing price of $394,379.  In May 2006, 310 Carmel homes were added to the market with an average listing price of $368,201.   The average home that was newly added to the market in May 2006 was up $26,178 or 7.11% over May 2006.

Pending:

There were 190 homes on the Carmel real estate market that went pending in May 2007 with an average asking price of $350,016.  The average home in May 2007 that went pending has an asking price of $347,922.  May 2007 saw a very slight increase of .6% or $2,094 for the average home that went pending on the Carmel real estate market.

Sold: *

There were 146 Carmel homes that sold in May 2007 and the average selling price was $277,920.  The average home that sold in May 2007 on the Carmel real estate market took 76 days to sell and received 97% of the asking price.  May 2006 had 140 homes sell with an average selling price of $274,855.  The average home in May 2006 took 59 days to sell and received 97% of the asking price.  The average home that sold in May 2007 on the Carmel real estate market was up 1.12% or $3,065 over the same month last year.

While the Carmel real estate numbers for May 2007 may not seem great, they are actually outpacing most other areas of Indianapolis.  Most other areas of Indianapolis are posting negative numbers for some or all of the categories.  Carmel had very slight increases over last year in all categories: active, pending, and sold homes.  The Carmel market, although affected by recent market trends continues to remain relatively strong.    

 

Sold numbers are calculated on homes sold in Carmel under $700,000.
