Whether You are Buying In Gettysburg Pa or Petersburg Va the Tips Apply

Being a first time home buyer is a daunting enough task, add unscroupulous builders, sellers, agents or any combination of the previous and it could cost you big time. I have put together a list of first time home buyer tips to maybe keep someone from being taken.

In no specific order;
   
    Many first time home buyers make the mistake of believing that since the home they are purchasing is new they don't need an inspection. Nothing could be further from the truth. If you feel that an inspection is not neccessary there are still some things that you should do to ensure you are purchasing a quality home. Check out other older homes the builder has built, ask the homeowners questions, see how the homes have stood up to time. It is also a good idea to check with the local Chamber of Commerce or BBB to see if there are any complaints filed, and of course check feedback on the internet.

    If the home that you are purchasing comes with a home warranty policy, it is wise to check out the company that is issuing the insurance for non payment of claims. It is also not a bad idea to check with the State Attorneys office for any complaints that may have been filed.

    If you are recieving money from a parent or relative to be used toward the down payment in a home purchase, it is a good idea to have money in your account six months before you actually apply for a loan. There are a number of reasons for this and it could make the differnce between approval and denial.

    Be sure to check with the closing agent, or attorney as to how they want the check made out for closing costs. You don't want to go through all that drama again...do you?

    Do your homework as to how you want to take title of property. There are many different options here including Joint Tenancy, Tenants in Common, as a Trust etc. Do some research and ask an attorney for an explaination if you don't understand the differences.

It's the buggest purchase of your life and want to be sure that things go smoothly and you end up happy. It is not easy, but if done right it can be the most positive influence of your life.
