2010 is Here-Stop Procrastinating -The Timing Has Never Been Better!
While it is undoubtedly a difficult period in our economy and most or all of us are concerned about our financial futures what plan do you have to rebuild the wealth that was lost in your 401K, retirement account, stock market etc?
Suggestion: We are currently living through the biggest real estate investing opportunity of our lifetimes and you should be taking advantage of the unique opportunity by either adding to your portfolio or getting in the "Game".
Investors that we work with are buying properties for 30 to 70 cents on the dollar. These properties are much easier to find that you may think. The question is how do you play this market? and what can you do after your purchase .Consider these 2 simple options.
Option 1- Buy, fix and hold method.
Buy and use the property as a rental. While the rent covers the expenses you are receiving monthly cash flow (income) and are building equity (reducing your debt). The tenant is helping you reduce the principle amount each month and at the end of 10-15-20, 25-30 years they are the ones that have paid off your mortgage. A great concept.
Option 2-Buy, fix and sell method.
With the extension of the $8000 non repayable tax credit for first time buyers we think there is money to be made in the flipping market. There are hundreds of properties depending on geographical areas that make great "Flipping "candidates and can be purchased at bargain prices .
Once fixed up/updated these properties can be sold to a first time buyer etc. The first time buyer will typically be looking in the low 100K range and the inventory in this price range is very slim so your fixed up property should be very attractive.
If you have been sitting on the sidelines, now may be the opportunity to get back in the game. This program is effective for purchases on or before April 30, 2010 and must close before July 1, 2010. Obviously time is critical in your planning,
In conclusion, flipping houses is one of the Real Estate strategies that many of our clients have and are using to make a living (short term) and others have and are using real estate as a wealth building tool (long term- rental) and so can you.
If you're dreaming of making money in real estate, it's time to stop dreaming and get to work, because making money in real estate doesn't have to be a dream. It can be done and is being done by a lot of our clients, some that have been doing it for a very long time and some that have done it for the first time.
Money is being made every day in the metro area, so don't listen to anyone who tries to tell you that it can't be done. There are few business opportunities that can make you as much money, with as little start-up cost, in as short a time, as "flipping" It is not uncommon to make $5,000, $10,000, $30,000 or more by flipping houses after expenses and you can do it as well.
