310 properties in Middlesex County expired on 12/31/2009 and 69 new properties listed today!  That means there are about 250 expired listings to market to.

231 properties in Essex County expired on 12/31/2009 and 57 new properties listed today!  That means there are about 180 expired listings to market to.  

I am sure the story is the same in most counties around the country.  Lets hit the ground running and grab these listings while they are available!  Remember you need a hook, you need to be different, you must a reason to make a seller call you, and it is not your pretty face on your business card.  It is the list of buyers you are currently working with, it is a list of your success stories in 2009, it is a list of how you are going to market your home above and beyond what everyone else is doing.  You need to stand above your competition and time is now!

Thanks!  This is so true.  I just noticed how many homes expired in Dorchester, where my office is located.  Too many agents are too lazy to renew at year-end and my not get the automatic renewal they were hoping for.  Think of how much a homeseller may be impressed when you come calling or knocking on New Year's Day!
